Ten Whately deeds recorded in past month, only four disclose sale price

Franklin County deed records show 10 Whately property transfers between July 24 and Aug. 22, though only four listed a sale price. Disclosed prices ranged from $64,908 to $375,200, with a median of $182,500. The month's top disclosed sale was 45 North St. at $375,200, sold by Thomas D. Sadoski to Freedom Credit Union. Chestnut Plain Road saw three separate transfers, more than any other street, though none disclosed a price. Several transfers involved mortgage-servicing entities, trusts or an estate, and one was a municipal tax-title taking, patterns typical of deed activity beyond open-market sales. With 60% of transfers lacking price data, the available figures offer only a partial read on the month's market.
